Bom Sucesso shopping centre

I was invited to visit the Bom Sucesso Design Resort, Leisure &
Golf today to see the progress of the new shopping area next to
the reception.

It looks like the supermarket which promises to specialise in
gourmet foods and be the premier gourmet outlet in the Oeste
region will be opening shortly. I'm told the plan is to be open
by August. The new Maze Restaurant, Bar and Pizzaria is also
looking like it will be up and running by August which will
increase the restaurants available on the resort to four.

Dolphins on the Silver Coast Portugal

We took a walk on the beach at Bom Sucesso today and down to the
opening of the Obidos Lagoon. It's a pity I didn't bring the
camera as the dolphins were both the most numerous and the
closest to the shore I've seen. (the picture I've included here
is a Bottlenose courtesy of NASA)

We've seen dolphins off the coast at Foz do Arelho before, but
on this occasion there were at least fifteen clearly visible
from the beach. Both Common Bottlenose and Short-beaked
Common Dolphins
are found in our waters.

Regular boat trips are organised to the Berlengas from Peniche
and in recent years dolphin trips have been going out from
Nazare

Royal Óbidos after MSF takeover is now opening May 2012.

Royal Óbidos is now projected to open May 2012 and has been a busy place since December 2009 presumably as a result of the takeover by MSF. Dumper trucks, diggers, mountains of dirt, sand and gravel are all moving to a grand plan in recent months and the golf course and roads are visibly taking shape.

MSF has acquired the 50% stake that the Irish Oceânico group held in the Royal Óbidos Spa & Golf Resort, and MSF now holds the entire capital. As I reported in my post "Royal Obidos to start in the coming days" Royal Óbidos was then a joint venture between the Oceânico Group and MSF Tur.IM. But reports of a takeover started appearing in the media on the 16th March 2010 and was confirmed on the government business development agency website AICEP on 26th March 2010.

council, Telmo Faria, stated in December 09 that he unofficially
knew that there "had been a redefinition" of Plaza Oeste "with
greater investment in the leisure and tourism components".

Silver Coast Properties and Portugal - Moving on Up

I see that the Halifax International Expat web site yesterday
highlighted the Silver Coast property market in an article
entitled "Portugal predicted to be international property
success
".

The article says that the Silver Coast is particularly
anticipated to do well, with a rise of between 50 per cent and
75 per cent in property prices between now and 2015.
Not a bad return for six years.....

Royal Obidos to start in the "coming days".

Royal Óbidos is a tourist venture which will offer "fractional ownership", located on 136 hectares between Praia D'el Rey and Bom Sucesso Beach on the Lagoa de Óbidos. It will "start" (arrancar), in the "coming days" according to a rather vague report in the Gazeta das Caldas two weeks ago. You can also see the report on the web site of the Municipality of Óbidos.

It is not stated in the article, but by "start" they presumably mean construction, because the sales office is already in place and they "started" a while ago. Arrancar is a verb which also means extract, uproot, pull out, and as I reported here in October 2008, the site clearance and uprooting of the eucalyptus trees was underway at that time. So, by my reckoning, the project "started" about a year ago.

Hello David,

just to say we had a great holiday! Villa met all expectations,
for us just what we enjoy. Must say surprised how quiet it was
in that area, apart from week enders, had the place and the pool
almost to ourselves, couldn't be better!

Tried a restaurant or two, much of a sameness we think, but you
do get good cooking at very cheap prices. We really liked Foz,
so ate and drank down by the beach.

When the house was purchased by the current owner in 2005 it was neither warm nor energy efficient. The water heating was by gas. The cooking was by gas and electric, and the space heating in the winter was by solid fuel fireplaces and a wood burning stove. Lovely as a summer home but the heating was not ideal for winter use. GolfeOeste invests 200 thousand euros in Silver Coast for 2009

200 thousand euros is being invested in 2009 to promote golf in
the Oeste Region. Much of the funds will be used to promote golf
packages to foreign tour operators which will be sure to please
property investors on the resorts.

In a public-private partnership, including the Turismo do Oeste,
municipalities and businesses the target is to strengthen the
demand for golf in the region, which in 2008 attracted 90
thousand golf rounds. Sixty partners have joined the plan,
approved on 16th May in Óbidos, according to the chairman of
Turismo do Oeste, Antonio Carneiro.

I've just found your blog and it's got me interested in the
Silver Coast as somewhere to invest some funds in property.
Leaving money in the bank here in the UK seems pointless, as
they are not giving us any kind of return - and with the way
they are printing money now, it will soon be worthless unless we
put it into something.

Is the housing market in Portugal suffering on account of the
recession and are there any good property bargains to be had?

Hi David,

We are looking to visit the Silver Coast to view some properties
in September and perhaps stay for the winter, maybe stay for 6
months or so to see whether we like it there.

We have been searching for winter rental property and in Sao
Martinho we've seen on the web that longer term rentals start at
around 450 euros including the utilities.

Would you say that is the going rate locally? And is Sao
Martinho a good base for property hunting?
